Real Estate & Physical Security supports the business by delivering and operating its real estate strategy and ensures the physical security of Barclays real estate.

Join us at Barclays as a Real Estate Manager.  This role will sit within the Retail Real Estate team in the CRES (Corporate Real Estate Strategy) function.  The purpose of the team is to effectively manage the bank’s Retail Real Estate portfolio and collaborate with internal Clients and 3rd party service providers to align objectives, drive transformation, mitigate risk and maximise value.

In this role you will be responsible for delivering a safe and compliant Retail estate, driving the performance of 3rd party service providers and collaborating with multiple stakeholders in different business functions who may have differing objectives and priorities.  You will be a key contributor in determining the strategic direction of the function, supporting leadership, and driving execution of transformational projects.  You will be responsible for driving innovative solutions to problems and be a key enabler for transformation of the estate, while maintaining alignment with business objectives and regulatory compliance.  In this role you will have critical responsibility for stakeholder management, risk mitigation and strategic delivery.

To be successful as a Real Estate Manager, you should have:

  • Real Estate subject matter experience, RICS (or equivalent) qualification preferred
  • Proven experience of Lease and Estate Management matters
  • Comprehension of legal documents related to real estate transactions (working in conjunction with both internal and external Legal Counsel)
  • Experience in a client-facing role (internal or external), with the ability to build and maintain strong relationships
  • Ability to apply sound judgement to decision making, balancing risk versus business interest whilst ensuring compliance to all relevant policies and standards

  • Excellent communication skills to effectively convey key messages and information and to be part of the critical decision-making process
  • Strong attention to details and to be a critical thinker, challenging the status quo and driving improved outcomes
  • Possess a strong control focus with ability to demonstrate a compliance management mindset
  • Work well within a team, fostering a cooperative and supportive work environment and collaborating with both internal and external service providers
  • MBA qualified

You may be assessed on key critical skills relevant for success in role, such as risk and controls, change and transformation, business acumen, strategic thinking and digital and technology, as well as job specific technical skills.

This role can be performed from our Northampton or Knutsford office.

Purpose of the role

To effectively manage the bank’s commercial real estate operations and collaborate with various stakeholders to align objectives, mitigate risk and maximise value. 

Accountabilities

  • Negotiation of lease provisions and contracts with various stakeholders including property owners, tenants, and vendors (such as Licence to Alter, Rent Reviews, Dilapidations etc).
  • Collaboration with internal stakeholders including finance, legal and risk management to comply with regulatory and contractual requirements and align internal objectives and policies.
  • Development and management of budgets related to ongoing property expenses.
  • Payment and management of Real Estate expenses including Rent, Rates, Service Charges and Insurance.
  • Management of exits from bank premises other than through disposal (i.e Lease break or lease expiry).
  • Management of all key controls and contractual KPIs relating to Real Estate activities.

They will train, guide and coach less experienced specialists and provide information affecting long term profits, organisational risks and strategic decisions..
  • Advise key stakeholders, including functional leadership teams and senior management on functional and cross functional areas of impact and alignment.
  • Manage and mitigate risks through assessment, in support of the control and governance agenda.
  • Demonstrate leadership and accountability for managing risk and strengthening controls in relation to the work your team does.
  • Demonstrate comprehensive understanding of the organisation functions to contribute to achieving the goals of the business.
  • Collaborate with other areas of work, for business aligned support areas to keep up to speed with business activity and the business strategies.
  • Create solutions based on sophisticated analytical thought comparing and selecting complex alternatives. In-depth analysis with interpretative thinking will be required to define problems and develop innovative solutions.
  • Adopt and include the outcomes of extensive research in problem solving processes.
  • Seek out, build and maintain trusting relationships and partnerships with internal and external stakeholders in order to accomplish key business objectives, using influencing and negotiating skills to achieve outcomes.
